Exceptional Home Buying Experience


Secure your "pre-approval" or "pre-qualification" letter from lender.

Visit Architerra Homes Communities and/or visit "myarchiterra.com" for up-to-date listings of all communities.

Select Community, Home,Plan and Home site.


Site agent or Buyer's Agent (if applicable) reviews the following with you: Home Plan, Builder Addendum, CC&R's, Neighborhood Description & Standard Home Specifications.

Work with site agent (or your agent) to create your "Wish List" of upgrades or modifications.

Architerra to provide your agent with the "Wish List" pricing within two business days.

You approve the "Wish List" items that you want.

Architerra will provide your agent with an Itemized Options Pricing Sheet (IPS)

Purchase & Sale: Selling agent presents offer to Site Agent, who in turn submits to ATH

Buyer signs Addendum & agrees to pay full amount (non-refundable) within 48 hrs to start upgrades or adds to existing PSA via Addendum.

After the initial options pricing, Buyers may submit additional "Wish Lists" for a fee.

ATH responds to offer.

Within 7 days of mutual acceptance, Superintendent calls Buyer; Listing Agent calls Selling Agent to explain the ATH home buying process.

Buyers arrange financing for new home per agreement & closing date.

ATH's "preferred lenders" offer special financing & ensure Buyers will not incur penalties for delays due to financing.

Lender provides Buyer with loan commitment for home purchase.

Financing contingency is waived per agreement.

ATH sets Closing Date based on construction timeline & custom upgrades, typically 60 days from hanging drywall.

"One-on-One Commitment" Buyers may request meetings with their Superintendent to discuss upgrades or for periodic review of the construction process.

Superintendent sends out periodic email updates to Listing Agent.

New Home Orientation is scheduled with Buyer & Selling Agent within one week of closing.

Superintendent conducts New Home Orientation with Buyer & Selling Agent. Homeowner Manual is provided to Buyer.

Superintendent reviews warranty & operation of all systems of the home.

Items not meeting 2-10 HBW standards are identified & Buyer is provided a copy of the walk through list.

Superintendent schedules the repairs to be completed prior to closing

On Closing Date, ATH confirms funding with Escrow.

ATH makes arrangements with Homeowner to get keys.

Superintendent puts gift, move-in memo (with responses from orientation) and a schedule of any incomplete pre-closing walkthrough items in home.

ATH arranges transfer of active utility accounts over to Homeowner.

Homeowner sets-up garbage, cable and phone, and completes transfer of all existing utility accounts.

New Homeowner moves in!

One year Builder warranty begins at closing.

Within first 45 days, Homeowner submits a list to ATH of any warranty items needing attention.

ATH Warranty Dept reviews list & schedules repairs.

Within year one, Homeowner submits a list to ATH of any warranty items needing attention.

ATH Warranty Dept reviews list & schedules repairs.

2-10 HBW Warranty covers first 2 years of mechanical systems & 10 years of major structural issues.

"One Call" Warranty Service. Emergency warranty items will be addressed immediately.
